What you are seeing
Where the water shows up, when it started, and whether it happens in every rain or only in a downpour. If a drain has been snaked or jetted before, say so — it changes what we look for.
Where it is
The property address, and how to reach the area: a gate code, a locked side yard, a dog in the back. It saves a wasted visit.
Photos, if you can
A photo or short video of the standing water, the overflowing gutter or the stained wall lets us triage before rolling a truck — often the difference between a firm number and a guess.
